Hello! Long time no "see". Sorry I haven't been around to say hi but how can you say "i'm busy" then spend lots of time chatting on blogs?
Anyway...hope to be around a bit more and chat some with you. Missed you. Was thinking of you just this last week and how I needed to pop over---but you beat me to it :-)

Hi Phelan: I have just finished reading all your posts start to finish and want to express my solidarity with your point of view and your situation. Have only just, at the age of 71, managed to approach solvency and and the chance to do some maintenance on my rural home. Will be following your progress from your corner and rooting for you - all good things will come to you in this New Year I hope.
Am watching snow sifting down outside from inside a wood warmed home where at the moment no plumbing is frozern - come on spring!!
